Minonite Retail Center

As one of the first retail projects that was offered as an investment opportunity to outside LP investors, this development paved the way for the private equity department in XAG to grow to what it is today. The Minonite Retail Center was initially started as a 100-acre investment in Rosenberg, TX where XAG partnered with KB Homes, a master planned developer, and sold 90 acres to them to expand the surrounding market while planning to develop 10 acres of frontage prime property for commercial use. XAG focused on the 10-acre development by inputting land infrastructure and utilities for the entire plot of land while allowing investors to place in equity for the Phase 1 of the Rosenberg development, Minonite Retail Center. The property is 20,000 square feet and is fully leased out as of 2023 with a great variety of tenant mix including Macky’s Chinese Kitchen, A&J Donut Shop, Anytime Fitness, Trinity Dental, Global Nail Spa, Maple Leaf Liquor, Cleaners, Easy Vet, and Domino’s Pizza. There is high demand for services since there are over 13,000 homes within a 3-mile radius and the area is undergoing commercial and residential development with 5.06% annual population growth forecast within 2020 to 2025.
